Real Estate
Baker, Burton & Lundy is well known and highly regarded for its real estate practice, which has represented many of the South Bay's developers, contractors, investors, retailers, landlords, lenders, borrowers and homeowners for over thirty years. But our practice extends geographically beyond this, as we have grown with our clients to handle real estate matters throughout Southern California and around the country. We deal with all aspects of real estate transactions, including buying and selling, leasing, financing, and developing single- family homes, residential subdivisions, large apartment complexes, condominium projects, office buildings, retail space, industrial, warehouse, and distribution centers, manufacturing facilities, mixed-use developments, shopping centers and malls.
Our real estate practice and our corporate practice are frequently combined, as we create and structure entities involved in acquiring, developing, leasing and disposing of commercial and residential projects. In addition, we regularly negotiate complex multi-year commercial leases for some of the nation's largest retailers, real estate holding companies and developers.
Baker, Burton & Lundy's real estate practice supports clients in:
- Commercial lease transactions dealing with retail, office, and industrial properties;
- Negotiation, preparation and implementation of real estate purchase and sale agreements;
- Financing deals involving commercial, multi-family and industrial properties, for both borrowers and lenders;
- Construction contracts;
- Co-tenancy agreements;
- Development agreements;
- Formation, operation, acquisition, sale, and dissolution of limited liability companies, corporations, partnerships, and other types of business organizations.
Additionally, in coordination with Baker, Burton & Lundy's Trust and Estate practice, we regularly address the requirements arising from a Trust's dealings in real estate, including vesting issues, probate sales, and fiduciary responsibilities.
